    Buying Process

    Buying Process

    After you have decided to buy an apartment from Cimrin Real Estate Agency, purchasing procedure is acctually more simple than in many European Countries.  
    Cimrin Real Estate Agency will be there during all purchase procedure to make it as short and simple as possible. The process is shortly as follows:

    Contract execution

    The purchase contract mensions 

    • Names and the address of the buyer and seller 
    • Contract price for real property 
    • Deposit amount and the Schedule of payment of the remaining amount  
    • Transaction registration terms and execution of DEED (TAPU) 
    • Additional terms 

    A certified translator will be present at all stages to represent the buyer if needed. 

    Passport copies

    After signing the contract, your passports will be taken to Public Notary for translation by the certified translator. The translation takes maximum half an hour and then passports will be returned to you. 

    Application to land registry office 

    In order to acquire the title deed of the property, an application has to be submitted to Alanya Land Regisry Office. 

    Transfer of ´ownership certificat´ (tapu) at local land registry Office

    If you have already given us the power of attorney before, we will get the Deed (Tapu) for you and send a copy of it to you immediately. You 

    Purchasing costs

    PURCHASE TAX: 
    4,4% of the property value. It is paid when you apply the Land Registry Office to Tax  Office or state banks (Halkbank and Ziraatbank).

    PRICE for POWER of ATORNEY: 
    About 200 € at Public Notary 

    OBTAINING COMPLETION REPORT ISKAN (new properties): 
    Starting from 400 € , it may vary up to location and size.

    PROPERTY TAX: 
    Payment depends of apartments location in the city. 

    Keyholdings

    We will offer a comprehensive service to all apartments for 200 Euros per year. 

     The following services will be provided to the owner’s  and their clients.

    1. Airport Transfers from Antalya at a cost of 60 euros each way for up to 4 passengers, a cost of 80 euros each way for up to 7 passengers, more than 7 passengers a rate will be agreed between client and property manager. From Gazipasa the prices are 40 eur (1-4 passengers) and 60 eur (5-7 passengers).
    2. Car rental or minibus hire.
    3. Directions to properties and spare keys available.
    4. Meeting owners friends to introduce themselves and ensure they are pleased with accommodation and show how all electrical appliances work and answer any questions they may wish to ask about the apartment.
    5. Meter readings before and after occupation if neccassary.
    6. Property manager will pay water bills or electricity bills on behalf of clients if they leave a budget for that.
    7. Will provide guests with a telephone number for any problems encountered whilst their visit.
    8. Ensure that property is cleaned and ready for guests arrival, linen changed, beds made, if the clients order cleanning and laundry if it is required.
    9. Property management will leave a welcome pack for each new client’s arrival, to contain: tea bags, coffee, sugar, milk, butter, eggs, water and bread, if it is required.Shopping fee is 15 euro + shopping costs.
    10. Property manager will supervise the property & sort any minor problems (This does not include painting and decorating). This will be at a cost to the owner. Any major work needed property manager will notify client before any work commences.
    11. Property management does not include any garden or pool maintenance.
    12. Property manager will check the apartment after heavy rainy days.
    13. Property managert will visit the apartmen minumum once a month. 
    14. Property manager will inform the owners for any meeting or regualations about the complex and represent the owners at complex management meetings, if it is required.
    15. Organizing internet subscriptions, IPTV subscription and helping with Residence permit proceeding. We are helping our customer to make ”health care”-agreement with Baskent University Ambulance + doctor will come to your home, only give them four number and they know you health history and address.
